DESCRIPTION: Completed in the spring
of 2006, 12085 Moya Boulevard is
a 50,585 square foot built-to-suit distribution warehouse for Herb Trade, Inc., headquartered in Reno, Nevada.
The project is located in the Silver Lake Business Center near the Reno-Stead Airport. Herb Trade, Inc. initially occupied 50 percent of the facility for distribution
of their organically-grown herbs, spices, and agricultural products.  Since completion the tenant has expanded to occupy the entire facility.

Herb Trade, Inc. originally contacted Equiterra Properties in early 2005 to compete against other developers for their business. Equiterra Properties won the competitive process and the contract to develop the facility. Ground was broken in July of 2005 and the facility was completed in March of 2006.

The project was initiated by the expansion needs of the adjacent neighbor, who desired to ship and receive product from an adjacent warehouse space, thereby freeing up valuable space in their existing facility for additional manufacturing and processing of product. The resulting building was a two-tenant distribution facility, which was 50 percent pre-leased when construction began. Creative site planning on the part of the developer resulted in an increase in the size of the project over what was originally planned. Equiterra Properties was able to negotiate a variance to build the project closer to the street and was able to utilize a common easement with the City of Reno, enabling the project to extend further back on the property as well.
