DESCRIPTION: : Lot 7 in the Upper Allen Business Park is a 50,000 square foot FLEX industrial building offered for sale or lease. The six-tenant property offers an 18-foot clear, rear-loaded, dock-high logistics area, and is the only remaining available FLEX space in the 190-acre master-planned Upper Allen Business Park. Access to the site is via Pennsylvania Route 15, located six miles south of Harrisburg, the state capital. The site is also adjacent to and visible from the Pennsylvania Turnpike. Current tenants or owners in the park include Nestlé Purina, Kraft Foods, Reckitt & Benckiser, Prologis, and Forklifts, Inc. While industrial condominiums are an unproven product in this market, FLEX warehouse is successful here and account for a significant portion of the market. The submarket is considered a prime location for both FLEX and distribution facilities because of its easy access to highways and interstates, dense local population centers, high income level of adjacent neighborhoods and the lack of available land for industrial development. The central Pennsylvania industrial market is approximately 185 million square feet. There has been little new construction of FLEX industrial product over the past 24 months.

The project was completed Fall 2008. The project includes six units, each totaling approximately 8,200 square feet. Each unit includes two dock-high doors and one grade-level door, and parking to accommodate approximately 25 percent office improvements. The Exterior of the building is constructed of architectural masonry and glass. All dock doors are located in the rear of the facility. The 5.3-acre property was originally approved to construct a 37,500 square foot facility, but through the creative acquisition of an adjacent 0.3 acres, it has been Expanded to its present size of 50,000 square feet.
